We finalize the price, “go live” with your listing and showings begin as we move forward with our targeted marketing plan. We receive an offer or offers. If there are multiple offers we will advise you on how to handle them. We review all offers with you and weigh the pros and cons. We make sure the buyer is qualified to purchase your home. We negotiate the best price terms for you.
We send your fully executed contract and related documents to your attorney and the buyer’s attorney for review and revision. Attorney review normally takes about a week to complete. Either the buyer or seller can cancel the contract during attorney review for any reason. Additional offers can still be considered during this phase. Once attorney review is completed, you are officially “under contract.”
We discontinue showings. We make sure your buyer moves ahead with their home inspection, bank appraisal, mortgage commitment and sends their deposit in.
Buyers usually have 10 days to perform their inspection. They will evaluate the overall condition of the home and forward their report to both attorneys. The buyer may request that repairs be made by the seller or ask for a credit at closing. You can decline to make the repairs or credit the buyer, however, the buyer can then walk away from the contract.
We can advise you on how to negotiate these requests along with your attorney. We help you gather estimates if necessary. All repairs that you agree to must be made prior to closing. Please keep all copies of all repair receipts for your attorney.
The buyer’s lender must appraise the property in order for the buyers to get their mortgage commitment. The house must appraise at or above the sale price. We can help by providing comparable sales and details on the property to the appraiser.
Your contract of sale contains a date by which the buyer must obtain a loan commitment from their lender. Although your buyer was pre-approved, there is much due diligence involved beyond that in order to obtain a commitment from the lender. We will help make sure the commitment date is met.
We remind you to forward your mail and notify your utility companies of the date you will be closing so that the accounts can be transferred (NOT turned off) to the buyer’s name.
We can recommend local movers to help with your packing and moving. We can assist in arranging a house sale or donations as needed. The house should then be prepared for the walkthrough. You must be completely moved out by the time of the walkthrough and closing day.
On the day of closing the buyers will conduct the “final walkthrough” just prior to the closing. It is attended by the buyers and their realtor and we will be on hand in case of any problems. They will be looking to make sure the property is in order, in “broom clean” condition, and empty.
In the days just before the closing, you will be provided a detailed itemization of your closing costs, transfer fees, commissions, and the balance of the homes expenses for your review in the form of a closing disclosure or CD. Finally you will transfer the title and the keys to the buyers. You’ll also receive the remaining proceeds from the sale!
